IMT (Imposto Municipal sobre Transmissões) is the property transfer tax paid when buying real estate in Portugal. Rates vary based on property type, value, and whether it's your primary residence.
Madeira (RAM) has distinct IMT brackets set by the Autonomous Region, with thresholds approximately 25% higher than mainland Portugal (per Decreto Legislativo Regional). Primary residences benefit from the lowest rates, with full exemption up to €132,933 (2026 Madeira rates).
In addition to IMT, a flat 0.8% stamp duty applies to all property purchases. This is calculated on the purchase price or tax value, whichever is higher.
Budget for notary fees (€500-1,500), land registry (€250-400), and legal representation (1-2% of price). Total acquisition costs typically run 7-10% above purchase price.
